Cold outside, cosy inside with The Bayleys

Winter Newsletter 2025

June 2025

One of the unique joys of living in Taupō is experiencing all four seasons in their full glory. Thanks to our elevation and distance from the coast, winter here often brings crisp, clear blue-sky days, frosty mornings, and less rainfall than our coastal neighbours. The mountains become a winter wonderland, attracting skiers in droves, while the rivers swell with fresh-run Rainbow trout—another local highlight of the colder months.

You might expect the property market to cool down as the temperatures drop—but this year, it’s been quite the opposite. Monthly sales across the Taupō District have typically ranged from 54 to 70 properties. Then May arrived—and with it, a jump to 101 sales in a single month.

As listing stock continues to sell down, we’re seeing less competition between sellers during the winter months, even though buyer activity remains steady. This creates a real opportunity—listing in winter often means standing out, rather than being lost in the surge of new listings that typically arrive in spring.

If you're thinking about selling, now could be a smart time to act. Have a chat with Grant and Clare, they’ll happily provide a free market appraisal and offer advice on the best time to bring your property to market.

With another reduction to the Official Cash Rate and banks responding with lower interest rates, conditions are becoming more favourable for buyers to secure finance. This renewed momentum might just be a preview of what’s to come as we head into the spring selling season.

Moving Median - The objective of moving medians is to eliminate the erratic and short term fluctuations sometimes found with monthly figures only. The number of terms used in a moving median will determine the degree of smoothness that results. Because we are dealing with monthly data, a 12 term moving median analysis has been adopted as the most appropriate, which is the total of the median prices for the month stated, plus the previous 11 months divided by 12.

Median - The median property prices discussed in this publication refer to the middle figure in a range. It tends to reduce distortions found in average figures.

Bayleys Taupo Annual Awards - Italian inspired long lunch!

On May 24th the Bayleys Taupo/Turangi and Westerman crew gathered together to celebrate our annual awards. There was fur. There were fedoras. There may have even been a few highly suspicious briefcases. The team dressed to kill (figuratively, of course), and the vibe was less open home, more The Godfather meets glam.

Grant and Clare made off with two awards while the Bayleys team celebrated another cracking financial year in true mobster fashion: sharp outfits and plenty of laughs.

The infamous ‘BOOM BOOM’

We won’t ask if you have heard about the latest addition to the Taupo Sculpture Trail - because if you haven’t, you may have been sleeping under a (prehistoric) rock.

Meet Boom Boom: Taupo’s latest public art sculpture and the town’s new prehistoric mascot. Standing proudly in Riverside park ‘Boom Boom’ has featured in numerous new’s articles, various Facebook groups and has been the talk of the town (for or against) for a number of weeks.

Whether you’re a fan or still deciding how you feel about our stainless steel friend, there’s no denying — Boom Boom has sparked a creative roar across Taupo.

From hairdressers to cafe’s featuring ‘boom boom’ -themed specials, to businesses photoshopping ‘Boom Boom’ into everything from local property to lakefront brunches – it seems our town’s collective imagination has truly gone wild.

He may be a controversial topic, but he has certainly provided some laughs for the locals.
