As we farewell spring and welcome the arrival of summer, we bring you our final newsletter for 2025. The longer days and warmer weather are a welcome change, giving us all a little more time to enjoy our gardens and perhaps even a bit of recreation after work.

As we head toward the busy period leading into the school and Christmas holidays, we’re experiencing a noticeable lift in sales activity, along with a steady flow of new listings coming to the market. The recent OCR announcement delivered the expected reduction of 25 basis points and with this momentum, we anticipate strong market activity and positive movement in house prices as we move into 2026.

If you’re considering a change, Clare and I are always here to help — whether you’d like an updated market overview, a fresh appraisal or advice on the best approach to selling your home in the new year.

The teams highlights of 2025

Grant, Clare, Georgia and Megan have been busy throughout 2025 - but we all find some time to relax in our own way.

Check out some of the highlights from our year.

“Escaping for a week mid winter”

Clare and Grant spent a week sailing in the Yasawa Islands, Fiji. Great to escape the cold for a week and re-charge the batteries.

Megan competed in another Crossfit competition and won, alongside her two team mates!

Together the team celebrated their in house awards with the rest of Bayleys Taupo office and had an absolute blast! Is that a Dad joke Grant?

Georgia had different ideas of relaxation this year and shot her first deer while out with her partner Chase!

Sales Methods and Multi Offers

The importance of Sales Method

Did you know that mid-winter sales in Taupō recorded the second-highest number of transactions in the past five years? On the surface, that level of activity might suggest a balanced market, but in reality, it remained very much a buyers’ market. The reason is simple: listing stock was sitting at some of the highest levels we’ve seen in the same period. With so much choice available, purchasers were able to move freely between properties, and if a lower offer wasn’t accepted, they simply shifted their focus to the next option.

In conditions like these, the sales method becomes critical. Successful real estate campaigns lean on strong, targeted marketing, consistent promotion over a defined timeframe, and a clear deadline for buyers to act. This is what we call a no-price marketing campaign with a set date.

Over the past three months, Bayleys Taupō has launched 30 campaigns using this strategy, including Tenders, Set Date Sales, Deadline Private Treaties, and Auctions. Each approach is designed to create urgency through a specified closing date.

And the results speak for themselves:
43% of these properties are now sold, with a further 10% currently under offer.

With high stock levels creating more competition between listings, a no-price, set-date marketing campaign continues to be one of the most effective ways to engage buyers and drive decisive action. As buyer momentum continues to build, we expect the market to shift back toward conditions that favour sellers, with auctions once again becoming a leading method.

Let’s Talk “Multi-Offers” — How Do Bayleys Do It So Well?

Yes, the rumours are true. Bayleys has an exceptional track record for generating multiple offers. As dedicated vendor agents, our priority is always your outcome: achieving the strongest possible result for your property through smart strategy and market-leading execution.

Across September, October, and November, Bayleys generated an impressive 89 offers across just 30 properties. Standout campaigns included:

  • 5 Kempton Place | 10 offers (September)

  • 2 Gladstone Grove | 6 offers (October)

  • 8 Haines Grove | 8 offers (November)

So how do we consistently create these multi-offer scenarios?

It comes down to two core strengths:

  1. Selecting the right sales method for each property, ensuring the strategy matches the market.

  2. A highly engaged, well-informed sales team with visibility across buyer activity on all listings. This allows us to manage, motivate, and mobilise buyers, creating the competitive tension that leads to premium results, whether through price, timing, or both.

When you’re considering selling, there’s more to the process than simply listing your home.
The real question is: what strategy will deliver your very best result?

Talk to Grant and Clare today - they’ll guide you through the process and show you exactly how to maximise your sale.

English elegance meets modern living

Deadline by Private Treaty Sale closing 4pm, Wednesday 17 December 2025 (unless sold prior)
44 Roberts Street, Taupo

Just a few minutes' drive from Kinloch Village, this extraordinary estate offers a private and peaceful retreat unlike anything else.

Nestled on approximately 2.0763 hectares of beautifully landscaped grounds, the property celebrates the natural contours of its setting - a spacious plateau completely surrounded by a wooded gully, providing total seclusion and timeless charm.

On returning from years in the United Kingdom, our vendors envisioned a home that would echo the style and grace of a grand English estate, while embracing the comfort and practicality of modern living. The result is a truly unique 319sqm (more or less) residence that embodies craftsmanship, character and class at every turn.

A long, tree lined driveway sets the scene for arrival, winding toward established park like grounds where birdsong fills the air and tranquillity reigns. Inside, a grand light filled foyer opens onto recycled Rimu flooring that flows effortlessly through to open plan living. With a soaring 3 metre stud and English inspired kitchen featuring handmade timber benchtops, double butler's sinks, polished concrete island with built in wine racks and sliding baskets and exquisite lighting, this is a home that delights both the entertainer and the family host. French doors extend to a sheltered deck overlooking the lawn tennis court - the perfect backdrop for summer gatherings. Beyond, wide hallways lead to an elegant formal lounge with built in cabinetry and free standing fire and separate dining hall, offering multiple spaces for both entertaining and relaxation.

Three exceptionally spacious bedrooms plus an office each continue the high stud elegance, with the master suite featuring a walk through wardrobe, generous ensuite and private spa pool deck. The main bathroom is a statement in luxury, complete with timber floors and raised bath with garden views. Every detail has been carefully considered - from handcrafted skirtings and English wall panelling to solid feature doors and double glazed sash windows and aluminium joinery throughout.

Contact Clare and Grant Bayley today to arrange viewing options.

“The home’s clever H-shaped layout includes nine sets of French doors, opening to either the manicured gardens or a central courtyard with open fire, ensuring a seamless connection between indoor and outdoor living.”
